The Fourth of July (also known as Independence Day) would not exist without the commitment and selflessness of our honorable veterans. The Fourth of July is a federal holiday commemorating the adoption of the Declaration of Independence which allowed the United States to become free. Men and women from across the nation stood for the call of liberty and sacrificed so much to bring our country the freedom that we are still able to enjoy today. The Wagley Group desires to spend this Fourth of July honoring the men and women who have so graciously served our country.
Whether you're a soldier returning from active duty, a reservist, or a Veteran, The Wagley Group thanks you for your service and commitment to our great nation. We are privileged in America to have an outstanding Veteran benefit, the VA Loan program, which has blessed more than 20 million Veterans with the opportunity to achieve their dream of owning their own home.
Since 1944, when President Franklin Roosevelt signed the Servicemen's Readjustment Act (A United States law that provided benefits to military veterans), the Veterans Administration (also known as the VA) has been providing VA Mortgages to eligible Veterans. These mortgages have many appealing features, including an attractive zero percent down payment option.
Even for those who have courageously served in the military, buying a home can be an intimidating process. With 4th of July around the corner – as we come together as a nation to celebrate our servicemen and women we want to take a moment to share a few helpful tips to keep in mind if you're a veteran looking to purchase a home with your earned VA loan benefit:
First and foremost, be sure to find your VA Certificate of Eligibility (COE). This important document enables your lender to calculate how much your VA Loan benefit is worth, this total will assist you in determining your budget.
Once you've located your COE and have it in hand, it's time to get preapproved by a lender. There are many lender options out there, we invite you to give us a call at The Wagley Group, we'd love to help you discover which lender is right for you. Please note that in today's exceedingly competitive housing market, countless Realtors insist on potential buyers, like yourself, having their preapproval letter in hand before the shopping begins. No worries, with the right lender, this is quick and easy!
Sadly, a popular misconception about VA Loans is that they're more difficult for a lender to process than standard loans. VA appraisers do occasionally require repairs beyond the expectations within a standard loan appraisal, however, these rules are intended to protect the Veteran and not avert them from buying a house. Mortgage lenders across the country are eager to jump at the opportunity to process a VA loan and get a deserving Veteran into a home that they've earned.
Whether you're a Veteran or the family member of a Veteran, The Wagley Group sends our deepest gratitude and appreciation to you for your commitment to serving our country. We pray that God blesses you, your family, and your new home as you begin the journey of homeownership through the VA loan opportunity. Happy 4th of July and may God continue to bless America!
